The east airfield property is a unique opportunity for economic development in the City of Orlando. Rarely are there large contiguous vacant tracts of land adjacent to a major international airport in a major urban area. This presents an opportunity to attract a multitude of aviation related uses. Contiguity to the Orlando International Airport drives the market for the east airfield property, with most of the land being located “inside the fence” (Airport Operations Area), meaning that there will be a direct relationship to airport operations on the west side of the property.

To the east of the property is Narcoossee Road, a four-lane divided arterial road. On the east side of Narcoossee is The Reserve at Beachline, a multi-family development at the southeast interchange of the Beachline Expressway and the LaVina Market Place at the northeast quadrant of the Dowden/Narcoossee intersection. The Development Plan shows that there will be wetland preserve areas along much of the frontage along Narcoossee Rd. In addition, the Growth Management Plan amendment that is being processed concurrent with this PD application changes the property area along Narcoossee Road from Airport High Intensity down to Airport Medium Intensity to provide greater compatibility with uses across the road. In addition a significant buffer along the east side of the property to additional buffering is being provided in specific locations to provide visual relief.
